When seeking opportunities to purchase single family homes, investors are often faced with the challenge of competing with Buyers that are seeking to buy their primary residence. This is difficult because a Buyer looking for their own home can often be emotional in their decision making, while the investor must make sense of the investment using a income and expense formula.

A duplex is technically a multi-family property but the economies-to-scale only slightly improve as compared to single-family-houses (sometimes the value indicators aren't any better than houses).  We have found that the best value a duplex offers when compared to a house, is the vacancy factor. Its unlikely that both units will be vacant at the same time and therefore the income should always offset some of the expenses.
