investing in the city of orange - southern california

Are rental properties in Orange a good investment?

The zip codes associated with the city are: 92862, 92865, 92866, 92867, 92868, and 92869.

The City of Orange has been referred to as the "Plaza City," as it was planned and built around a plaza. It was founded in 1871 as a real estate venture by two lawyers, Alfred Beck Chapman and Andrew Glassell. The Old Towne Historic District is included in the National Register of Historic Places and includes more that 1,000 homes and other buildings. Many of the investment opportunities in this city are within the historical parameters as these properties often have benefits and challenges to consider. Orange also holds a fair inventory of what we refer to as "cookie-cutter" or "bread-and-butter." investment deals. These investments are typically in areas with many similar size and style properties and they provide "tried-and-true" rental operations...

The investment returns in Orange vary depending on the location. Cap rates are typically lighter in the downtown area and in the nicer neighborhoods like those around Orange Park Acres. This is because demand is high and tenant retention has a ling standing history of being stable. In all honesty, the entire city of Orange is stable but there are some neighborhoods that are less desirable and in those area's investors can find higher cap rates and lower GRM's.

Upgrading from a Rental House to a small Apartment Complex

Investors in real estate often begin with renting out a house. Economies to scale proves to us that multi-unit residential properties often create wealth more effectively and produce larger cashflows in shorter periods of time.

Investors who upgrade from smaller investments to larger investments benefit from numerous value indicators. When buying larger properties one can usually find lower costs on a per foot and cost per unit basis in addition to finding operational efficiencies.
